Singapore residential unit launches double to over 4,100 units in Q3

Compared to the same quarter last year, the number of launches this year was also higher than the 1,284 units recorded then. The strong numbers indicated the developers wish to capture the building sales momentum.

The surge in launches was observed across all three market segments except the Rest of Central Region (RCR), with the number of launched units contracting 32.7% QoQ to 998 units in the quarter.

On the other hand, launches in the Core Central Region (CCR) saw the largest rebound from a mere 18 units in Q2/2025 to 1,856 units in Q3/2025, the highest since 1,988 units were launched in Q1/2010. This came after two consecutive quarters of decline.

Similarly, the number of units launched in the Outside Central Region (OCR) recorded a significant jump as well, from 20 units in the previous quarter to 1,337 units in the reported quarter.

Hence, across the three market segments, launches in CCR constituted the largest proportion, making up 44.3% of total new launches in the quarter. This was followed by the OCR (31.9%) and the RCR (23.8%) respectively. The last quarter that CCR made up the largest proportion of new launches was in Q2/2024 when CCR accounted for 40.9% of total new launches.
