A viral video by property agent Prab Nathan (@prabnathan) has struck a nerve among Singaporeans, sparking a wider conversation about whether HDB BTO flats are quietly shaping family size.
The video, which argues that Build-To-Order (BTO) flat layouts may be limiting how many children couples feel they can have, has drawn strong reactions across TikTok and Instagram, with many users saying the issue resonates with their own lived experience.
In the clip, Prab questions the common narrative that Singaporeans simply do not want more children.
“Do you actually think Singaporeans don’t want to have kids? No, it’s the cookie-cutter floor plan that is deciding it for us,” he said.
“Because once you actually live in it, ‘maybe three kids’ quietly becomes ‘two is enough.’ And then we act surprised when TFR (total fertility rate) keeps falling,” he added in the caption.
Singapore’s TFR fell to a historic low of 0.87 in 2025, down from 0.97 in 2023 and 2024. Only 26,201 citizen births were recorded last year.
