{"id":86111,"date":"2026-09-19T06:38:59","date_gmt":"2026-09-18T22:38:59","guid":{"rendered":"https:\/\/sgbuzz.com\/?p=86111"},"modified":"2026-09-19T06:38:59","modified_gmt":"2026-09-18T22:38:59","slug":"more-homes-could-be-built-in-upper-changi-near-mrt-stations-as-ura-relooks-land-density-limits","status":"publish","type":"post","link":"https:\/\/sgbuzz.com\/?p=86111","title":{"rendered":"More homes could be built in Upper Changi near MRT stations, as URA relooks land density limits"},"content":{"rendered":"<p><br \/>\n<\/p>\n<div>\n<p class=\"text-primary article-summary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">SINGAPORE \u2013 <!-- -->The Urban Redevelopment Authority (URA) has mooted raising the density limits of three housing plots in Upper Changi and Simei, so more people can live closer to MRT stations.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">In proposed amendments to the URA Master Plan that were published on Sept 18, the agency raised the gross plot ratio of three plots of land in the Upper Changi area, which are close to Expo and Simei MRT stations.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">The gross plot ratio is a figure that determines the maximum floor area of a development.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">For each plot, URA said the proposed increase in the plot ratio would \u201coptimise the provision of housing in view of its proximity to MRT infrastructure\u201d.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">The three plots fall within areas that the URA had in 2022 <a href=\"https:\/\/www.straitstimes.com\/singapore\/bayshore-upper-changi-to-have-public-private-housing-uras-new-plan-unveils-future-housing-towns?ref=inline-article\" rel=\"noopener\" class=\"gap-x-04 items-center inline text-primary-60 select-auto\" aria-label=\"link\" target=\"_blank\" data-testid=\"custom-link\"><span class=\"inline font-tertiary-body-baseline-regular\" data-testid=\"typography-test-id\">identified for public housing to potentially be built<\/span><\/a>, as part of efforts to mix different housing types to encourage more interaction among residents of different backgrounds.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">It noted then that the Upper Changi area had large private estates, including condominiums and landed houses.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">Injecting public housing and amenities could improve accessibility to facilities for existing residents, and allow for more social mixing, the URA said at an exhibition following its Long-Term Plan Review in that year.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">Since then, one of the areas \u2013 located next to Upper Changi MRT station \u2013 has been used for a Build-To-Order project, Simei Symphony, which became the Housing Board\u2019s first Simei project in over 10 years <a href=\"https:\/\/www.straitstimes.com\/singapore\/housing\/hdb-launches-10209-bto-and-balance-flats-as-priority-scheme-for-singles-kick-in?ref=inline-article\" rel=\"noopener\" class=\"gap-x-04 items-center inline text-primary-60 select-auto\" aria-label=\"link\" target=\"_blank\" data-testid=\"custom-link\"><span class=\"inline font-tertiary-body-baseline-regular\" data-testid=\"typography-test-id\">when it was launched in July 2025<\/span><\/a>.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">The three plots mentioned in the proposed amendments on Sept 18 are among five plots of land in Upper Changi and Simei that have been earmarked for housing.<\/p>\n<p><iframe class=\"responsive-iframe-base none\" title=\"dynamic_iframe_wrapper\" scrolling=\"no\" src=\"https:\/\/datawrapper.dwcdn.net\/4C9va\/1\/\" allowfullscreen=\"\" allow=\"accelerometer;undefinedclipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share;\" loading=\"lazy\" data-testid=\"responsiveIframe\"><\/iframe><\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">Christine Sun, chief researcher and strategist at Realion Group, which comprises property firms OrangeTee and ETC, said the five plots can yield more than 2,000 homes if used entirely for public housing.<\/p>\n<p class=\"text-primary font-tertiary-body-baseline-regular\" data-testid=\"article-paragraph-annotation-test-id\">The largest of the three plots that have been put up for changes has an area of about 2ha, and sits between Upper Changi Road and Upper Changi Road East.
