This sets Singapore apart from the wider Asia Pacific market, where only 48% of pipeline projects are in the luxury segment, as upper-upscale, upscale and selected midscale brands capture a growing share of development activity.<\/p>\n<p>Singapore ranks 11th in Asia Pacific for branded residential projects, with the market forecast to grow 29% by 2032. Savills said limited supply and exclusivity continued to define the market, with only a handful of schemes delivered over the past two decades.<\/p>\n<p>Globally recognised names including St. Regis, Ritz-Carlton, W and Aman continue to reinforce Singapore&#8217;s position as an ultra-prime branded <a href=\"https:\/\/sbr.com.sg\/residential-property\/in-focus\/new-luxury-home-sales-sink-407-launches-dry\" target=\"_blank\" rel=\"dofollow noopener\">residential market<\/a>.<\/p>\n<p>Otto Twist, Southeast Asia director of international residential sales at Savills Singapore, said Singapore&#8217;s scarcity and concentration of luxury brands had reinforced its position at the ultra-prime end of the market.<\/p>\n<p>&#8220;Singapore may be a relatively small branded residences market, but its scarcity, concentration of globally recognised luxury brands and limited supply of high-quality branded schemes have reinforced its position at the ultra-prime end of the market,&#8221; Twist said.<\/p>\n<p>Twist added the growth story across the rest of Southeast Asia was quite different, with markets such as Vietnam and Thailand seeing a broader expansion of branded residences, particularly in resort destinations.<\/p>\n<p>Across Asia Pacific, the report found pricing power strengthening despite diversification.
