{"id":22764,"date":"2025-12-24T22:55:36","date_gmt":"2025-12-24T14:55:36","guid":{"rendered":"https:\/\/sgbuzz.com\/?p=22764"},"modified":"2025-12-24T22:55:36","modified_gmt":"2025-12-24T14:55:36","slug":"china-jinmao-sells-5-star-ritz-carlton-hotel-in-hainans-sanya-for-us322-million","status":"publish","type":"post","link":"https:\/\/sgbuzz.com\/?p=22764","title":{"rendered":"China Jinmao sells 5-star Ritz-Carlton hotel in Hainan\u2019s Sanya for US$322 million"},"content":{"rendered":"<p><br \/>\n<br \/><img decoding=\"async\" src=\"https:\/\/cdn.i-scmp.com\/sites\/default\/files\/styles\/1280x720\/public\/d8\/images\/canvas\/2025\/12\/24\/6fdcec57-2af8-43cb-85f9-e546811c52f7_eadebd71.jpg\" \/><\/p>\n<div id=\"\">\n<div datatype=\"p\" data-qa=\"Component-Component\" class=\"e8zc9q40 css-1xdhyk6 ec74h0k0\">China Jinmao Holdings, the property development arm of state-backed Sinochem Holdings, has sold a tourism subsidiary that owns the five-star Ritz-Carlton hotel on <span data-qa=\"Component-Text\" class=\"css-0 ef9u0v00\">Hainan Island<\/span> for 2.26 billion yuan (US$322 million), as it pursues asset restructuring amid a prolonged downturn in <span data-qa=\"Component-Text\" class=\"css-0 ef9u0v00\">mainland China\u2019s real estate market<\/span>.<\/div>\n<p datatype=\"p\" data-qa=\"Component-Component\" class=\"e8zc9q40 css-1c6uqr6 ec74h0k1\">Shanghai Jinmao, the developer\u2019s wholly owned unit, reached an agreement with Sanya Luanmao on Tuesday to sell its 100 per cent stake in Sanya Tourism, which solely owned the Ritz-Carlton Sanya Yalong Bay, China Jinmao said in a statement to the Hong Kong stock exchange on Wednesday.<\/p>\n<p datatype=\"p\" data-qa=\"Component-Component\" class=\"e8zc9q40 css-1c6uqr6 ec74h0k1\">\u201cSince its opening, the Ritz-Carlton Sanya Yalong Bay has demonstrated mature and stable operations with favourable profitability and cash flow, positioning it as a prime candidate for the company\u2019s boutique portfolio strategy,\u201d China Jinmao said. \u201cAsset securitisation will maximise the valuation and liquidity of the hotel assets.\u201d<\/p>\n<div datatype=\"p\" data-qa=\"Component-Component\" class=\"e8zc9q40 css-1xdhyk6 ec74h0k0\">The restructuring may enable China Jinmao to better weather the property slump that has thrown even the industry\u2019s biggest players \u2013 including <span data-qa=\"Component-Text\" class=\"css-0 ef9u0v00\">China Vanke<\/span> \u2013 into financial stress.<\/div>\n<p datatype=\"p\" data-qa=\"Component-Component\" class=\"e8zc9q40 css-1c6uqr6 ec74h0k1\">Shares of China Jinmao fell 0.8 per cent to HK$1.21 on Wednesday in Hong Kong, where the stock market traded for half a day on Christmas Eve.
