{"id":17178,"date":"2025-12-05T23:48:46","date_gmt":"2025-12-05T15:48:46","guid":{"rendered":"https:\/\/sgbuzz.com\/?p=17178"},"modified":"2025-12-05T23:48:46","modified_gmt":"2025-12-05T15:48:46","slug":"we-survived-to-100-ho-kwon-ping-on-banyan-groups-homecoming-with-mandai-resort","status":"publish","type":"post","link":"https:\/\/sgbuzz.com\/?p=17178","title":{"rendered":"\u2018We survived to 100\u2019: Ho Kwon Ping on Banyan Group\u2019s homecoming with Mandai resort"},"content":{"rendered":"<p><br \/>\n<\/p>\n<p>It is looking at potential conversions under its Dhawa brand in Singapore and acquisitions of small management companies<\/p>\n<div data-testid=\"article-body-container\">\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\"><strong>The strategies and stories that shape today\u2019s leaders.<\/strong><\/p>\n<p>[SINGAPORE] When Banyan Group officially opened its 100th property \u2013 the Mandai Rainforest Resort by Banyan Tree \u2013 in November, the occasion was marked by a grand celebration, with a visit by President Tharman Shanmugaratnam, a gala dinner and a festival.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">But for founder and executive chairman Ho Kwon Ping, 73, the opening was not just a moment of triumph, but one of great relief.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cIt\u2019s more like beating our chest, to say: \u2018Phew, we survived to 100.\u2019 Not, \u2018How great we are, at 100,\u2019\u201d he told <em>The Business Times<\/em> in an interview. \u201cWhen you go from zero to 100, that\u2019s almost necessary for survival.\u201d<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Ho has previously described Banyan Group\u2019s journey as one of an antelope crossing a river, wary of the crocodiles that could snap it up before it reaches the far bank. Reaching 100 hotels is like finally crossing the river, and exploring what the other side has to offer.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">The next steps forward will focus on quality, not quantity.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cI don\u2019t think 200 hotels or 300 will ever be a (goal),\u201d Ho said. \u201cWe definitely don\u2019t want to ever set for ourselves a numbers game.\u201d<\/p>\n<h2 class=\"-tracking-5% mb-4 md:mb-6\" data-testid=\"heading-component\">Innovating for felt needs<\/h2>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Banyan Group\u2019s origins are well documented. In the 1980s, Ho and his 75-year-old wife \u2013 Claire Chiang, who became a co-founder \u2013 acquired a plot of land in Phuket, only to learn that it was an abandoned tin mine not fit for habitation.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">However, after years of rehabilitation, they opened Laguna Phuket, a self-contained resort destination. Still, one parcel of land remained unappealing to operators because it lacked a beach. This is in itself innovative within urban Singapore\u2019s concept of resorts, Ho said, not to mention its innovative sustainability features.\u00a0<\/p>\n<div class=\"whitespace-normal mb-4 md:mb-6\" data-testid=\"article-inline-image-component\">\n<figure class=\"table w-full\"> <img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/cassette.sphdigital.com.sg\/image\/businesstimes\/7bfcc2780491a5139dbbbf717cd6ac12a6076c9968ed02883afe2906996212e2\" alt=\"\" height=\"760\" width=\"1140\" class=\"block max-w-full w-full\"\/><figcaption class=\"m-0 mt-1 p-0 text-3xs text-gray-525 table-caption caption-bottom\">The resort boasts 338 rooms, including 24 treehouses. <span>PHOTO: CMG<\/span><\/figcaption><\/figure>\n<\/p><\/div>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">These include guest rooms designed for natural ventilation, temperature regulation and water conservation, as well as solar panels, rainwater harvesting systems and wildlife-friendly lighting.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Ho believes that Banyan Group has proven its sustainability credentials.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">But he also believes that a holistic approach to sustainability is needed.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cMy personal bugbear is the fact that sustainability today seems to refer to only climate change and the physical environment,\u201d he said, calling this interpretation \u201ccompletely wrong\u201d.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Instead, he believes it is about total social, economic and climate sustainability, and corporate governance and the way staff and shareholders are treated should all be considered.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cIf you\u2019re going to talk about sustainability, the word implies: What can last?\u201d<\/p>\n<h2 class=\"-tracking-5% mb-4 md:mb-6\" data-testid=\"heading-component\">From rainforest to city streets<\/h2>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Mandai Rainforest Resort by Banyan Tree also marks a homecoming for the homegrown hospitality group, which has never had a property in Singapore.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">With the momentum created by having an \u201ciconic\u201d property, Ho believes that the impetus for other property owners interested in having Banyan Group manage their properties in Singapore will grow.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">In Singapore, at least, Banyan Group plans to stick to its asset-light approach and keep its focus on management, rather than ownership. Currently, of the 100 hotels it manages, it only owns about 15 or so, most of them in places where land is cheap.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Opportunities for more luxury Banyan Tree-branded hotels, which are expensive to do in the land-scarce city-state, \u201care not going to be that common\u201d, Ho said. But he sees opportunities for its other brands, particularly those designed with smaller rooms.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Its Dhawa line of hotels are designed to be contemporary and casual. Rooms in these hotels are about half of the size of those in Banyan Tree hotels. Existing three-star hotels in \u201cvery good locations\u201d such as Chinatown and business areas could be converted under this brand, making them \u201cmuch more contemporary, much more design oriented, much more suitable for a sophisticated clientele\u201d.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Entry-level Folio, with its micro-hotel concept and rooms measuring just 16 to 18 square metres, could also be well-suited for Singapore.<\/p>\n<h2 class=\"-tracking-5% mb-4 md:mb-6\" data-testid=\"heading-component\">Multi-brand, but shared ethos<\/h2>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">In the first place, the group diversified its offerings partly to provide options for collaborations with hotel owners, when opportunities came, but were not suitable for the luxurious Banyan Tree brand.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">There is a commonality in the brands\u2019 DNA, not just operationally, but in its ethos and emphasis on sense of place, he said.\u00a0<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Branding has always been intentionally a key source of strength for Banyan Group, a takeaway from the disadvantages of the family business Ho inherited from his father, a contract manufacturer that \u201chad no branding whatsoever\u201d.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">And economically, many famous independent hospitality brands were too narrow in scope and were ultimately acquired.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cI\u2019m determined to be independent, and if you\u2019re determined to be independent, you need to have a more diversified revenue base, customer base and everything else,\u201d Ho said.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Diversification also makes a company more resilient \u2013 a valuable trait in hospitality. Compared with other industries, it is one of the most influenced by event risks, whether they are natural disasters, political problems, geopolitical tensions, or health scares, noted Ho.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">On whether guests can expect more brands, Ho said \u201cnever say never\u201d \u2013 but it is early days yet for some, and the group may have to \u201cwait and see\u201d which take off, which need help, and maybe even reconceptualise.<\/p>\n<h2 class=\"-tracking-5% mb-4 md:mb-6\" data-testid=\"heading-component\">A global POV<\/h2>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Banyan Group now has a \u201cconceptual difference\u201d in its growth strategy.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Rather than one hotel at a time, it is looking at buying over small management companies, which could mean acquiring 15, 20 management contracts at one go. Under this arrangement, Banyan Group takes fees to handle the daily operations and offer its management expertise.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">After more than three decades, the group now has the management capability and depth to absorb such a large-scale acquisition and digest it, he said.\u00a0<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">And with the growth of its branded residences segment \u2013 Banyan Group is the single largest branded residences developer in Asia and fourth globally \u2013 its financial wherewithal has increased enough to support inorganic growth.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Within Asia, Banyan Group is \u201cgrowing quite fast\u201d in Japan and sees potential in Indonesia, not just for its luxury clientele but also its mid-scale brands, given the large population.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">It is also going to open new hotels in Tanzania and Lapland \u2013 \u201cfrom an Asian point of view, very exotic places\u201d.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Ho credits his global upbringing as one reason Banyan Group has been able to operate in more than 20 countries.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Born in Hong Kong, he lived in Thailand, Taiwan, and the US, before coming to Singapore to enrol in National Service.\u00a0<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cI was completely an outsider. I was a banana. I was an Asian in America,\u201d he said. And while this identity crisis made him feel vulnerable, it also gave him an advantage: \u201cBecause you don\u2019t closely identify with anything parochial, you\u2019re actually more open to unusual environments.\u201d<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Rather than thinking like an American, a Singaporean or a Chinese, his thinking was based on what he calls his \u201cweird background\u201d. \u201cTherefore, nothing that I encounter which is new is all that new to me.\u201d<\/p>\n<h2 class=\"-tracking-5% mb-4 md:mb-6\" data-testid=\"heading-component\">Family and legacy<\/h2>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Chiang and several of the couple\u2019s children are involved in the running of Banyan Group. But the accidental hotelier \u2013 as Ho calls himself \u2013 had not opened his first resort with the ambitious dream of building a family empire.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cWe didn\u2019t have a clue what we were doing,\u201d he said, calling the endeavour \u201ca stab in the dark\u201d.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">\u201cThen it was this growing realisation that perhaps it could be something that my wife and I would like to put our life towards.\u201d<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Ho and Chiang\u2019s children, having grown up with the business, have seen what their parents have done with it and share their values.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Their oldest son, Ho Ren Hua, is chief executive officer of agri-food company Thai Wah, the original family business; their daughter Ho Ren Yung and younger son Ho Ren Chun have taken up senior management positions in Banyan Group.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">But he added: \u201cI don\u2019t want to fool ourselves into thinking that if we keep on as a family business, or that all my children, my grandchildren, offspring, are the best people to manage the business.\u201d<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Managing a family business is a responsibility to protect the business, not a place to grandstand, he said.\u00a0<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">The advantages of Banyan Group being a family business is that it has its values, and a long-term view. But family members in the next generations do not always need to be management.<\/p>\n<p class=\"whitespace-pre-wrap break-words mb-4 md:mb-6\" data-testid=\"article-paragraph-component\">Citing Warren Buffett, Ho said: \u201cHow many children of Olympic athletes become Olympic athletes themselves?\u201d<\/p>\n<div class=\"rounded-[.25rem] border border-gray-175 bg-gray-50 p-8 after:clear-both after:block mb-4 md:mb-6\" data-testid=\"article-box-component\">\n<div class=\"overflow-hidden transition-all duration-300 ease-in-out\" style=\"height:14rem\">\n<div class=\"font-bold\" data-testid=\"article-box-title-component\">\n<p class=\"mb-6 whitespace-pre-wrap\">Three questions with Banyan Group founder Ho Kwon Ping<\/p>\n<\/div>\n<h2 class=\"-tracking-5%\" data-testid=\"heading-component\">Q: Was there a pivotal moment in your career or personal life that changed your approach to leadership?<\/h2>\n<p class=\"mb-6 whitespace-pre-wrap break-words\" data-testid=\"article-paragraph-component\">Probably when I was kicked out of Stanford, and I could have gone on to Cornell, or I could have come back to do National Service.\u00a0<\/p>\n<p class=\"mb-6 whitespace-pre-wrap break-words\" data-testid=\"article-paragraph-component\">That was the first time in my life when I had to make a decision which was very uncomfortable for me \u2013 to uproot myself from a very comfortable lifestyle in the US as a student activist, to come back and do NS in a country I had never lived in before.<\/p>\n<p class=\"mb-6 whitespace-pre-wrap break-words\" data-testid=\"article-paragraph-component\">Leadership is not oratorical skills. It\u2019s not rallying people to do things. The source of leadership is your own ability to detach yourself from your own feelings and make a decision which is right, but is personally difficult to make.\u00a0<\/p>\n<h2 class=\"-tracking-5%\" data-testid=\"heading-component\">Q: What is one piece of \u201cunconventional wisdom\u201d you swear by that most business schools would tell you is wrong?<\/h2>\n<p class=\"mb-6 whitespace-pre-wrap break-words\" data-testid=\"article-paragraph-component\">Ditch due diligence and do what your intuition tells you to do. Because if I had done my due diligence, I would never have bought Laguna Phuket. Also, keep Asking Why, incidentally the title of one of my books.\u00a0<\/p>\n<p class=\"mb-6 whitespace-pre-wrap break-words\" data-testid=\"article-paragraph-component\">I think too many people, particularly in Singapore, perhaps because of our schooling system, are told what to think. We\u2019re not told how to think. Teaching someone how to think \u2013 critically, with independence \u2013 is very important for leadership, entrepreneurship and everything else.<\/p>\n<h2 class=\"-tracking-5%\" data-testid=\"heading-component\">Q: When you feel burnout creeping in, what\u2019s your non-business-related \u201cpanic button\u201d activity or routine that reliably resets your focus?<\/h2>\n<p class=\"mb-6 whitespace-pre-wrap break-words\" data-testid=\"article-paragraph-component\">Whenever burnout creeps in, I go to nature. Many of our Banyan Tree resorts are surrounded by nature, like here in Mandai.
